The new law replaces that with a single definitive rate: 10% on the gain, for individuals and companies alike, paid once at sale. Selling your primary residence can mean paying nothing at all

If the property you’re selling is your primary residence and you reinvest the proceeds into another primary residence within six months, the law exempts you from the capital gains tax entirely. If you reinvest a portion, you get a proportional exemption instead.

Sellers over 65 get an unconditional exemption on the sale of a primary residence, regardless of what they do with the money.
